Bass Lake Real Estate Update
The 2015 Bass Lake Residential real estate market showed a drop in total dollar volume of sales from the previous year. 2014 total dollar volume was $48,859,970; in 2015 it was $33,531,991.
The number of residential sales transactions dropped slightly from 35 to 32; but the average selling price decreased significantly, from $698,000 to $523,937.
A major reason for the dollar volume and average sales price decline in 2015 was due to the reduction in Lakefront sales from eight in 2014 to four last year.
Nationwide, home sales were up 6.1% over 2014, and home prices were up 5.1%.
A bright spot locally is the fact the average days on market for Bass Lake residential homes decreased, from 223 days in 2014 to 155 in 2015.
There are currently 45 listings for sale (as of 3/11/2016) which is slightly lower than the normal average of about 50, with an average list price of $763,219.
Our local expectations for 2016 are high!
The lake level shows improvement, a trend we all hope will continue through this spring. More rain and snow will help tremendously, and with a higher lake level we will likely see a more normal summer for real estate sales.
The average residential sales price at Bass Lake in 2015 was $523,937.
